Please read the following terms and conditions in order to avoid any misunderstandings.We reserve the right at our discretion, to change, modify, update, add or remove these Terms of Use at any time, without prior notice.
Responsibility
The Villa is rented as a complete unit and not on a per person basis. The applicant completing the booking form is gives an undertaking to guarantee payment to Villa Pidias.
For stays less than 7 days
Under certain circumstances we will accept bookings for less than a full week, please contact us by email for availability.
Occupancy
Maximum occupancy 6 people, no more than 2 per room unless with prior agreement with the owners. Please email for any requests as it is possible to liberate the fourth bedroom to increase occupancy to maximum 8 persons. NO PETS ALLOWED.
Payment
Prices include all taxes. Once the availability and the total cost of the services are confirmed, (usually within 24 hours from your request) your confirmation will be requested. For reservations up to 30 days before the arrival, we require a deposit of the 50% of the total cost. For reservations less than 29 days before the arrival the whole amount (100%) of the total cost is required.
Deposit
A deposit against damages of £300 is payable and should be added to the total amount payable. This will be returned as soon as the villa has been inspected by the management company at the end of your stay.
Cancellation
Cancellation made for any reason will result in "cancellation fees". The usual cancellation fees rate as follows:

If you would like to cancel or modify your request send us e-mail. "Safe Period" for cancelling your reservation is considered the number of days prior the arrival date that are safe to cancel.
If your reservation is cancelled "on time" this means that there is no cancellation fee to be paid.
Behaviour
If we, our local representative at Aphrodite Hills or other person in authority, believe that you are behaving in such a way to cause danger, distress or
damage to the property, we reserve the right to terminate your stay at Villa Pidias. In this event we will have no further liability to you and will not be responsible for any expenses, refund or compensation to you. Should you or any member of your party be responsible for any breakages, loss or damage of any item in the property or if any additional cleaning is required as a result of your actions during your stay, a charge will be made locally to you. Any charges payable by you over and above the deposit money shall be paid before your departure from Villa Pidias.
Extension / Alteration of Holidays
Extending your holidays is not always possible, although every effort will be made. No refund will be given for a stay shorter, than the one you booked, and the villa is free to be let after the client's departure. A major alteration may be treated as cancellation.
Accommodation
The accommodation is for the exclusive use of the clients and is not to be sub-let under any circumstances. All breakages and losses must be paid for prior to departure, which normally ends at noon on the last day of rental. In case of late departure, we can extend your stay in the House, villa or apartment only in case that not new clients are expected. The villa will be available from 3pm on the day of arrival and must be vacated by 11.00 am on the day of departure.
Liability
We do not accept any responsibility in respect of death, bodily injury or illness for any person renting Villa Pidias and we recommend that you take out fully comprehensive travel insurance to cover your party prior to travel. We are not responsible for loss or damage to clients because of circumstances beyond its control, such as failures of public supplies or transportation, acts by governments, civil disturbances, acts of God etc.
